Introduction

This Privacy Policy applies to the website and services of Montenegro-Listings.me (the “Platform”). It describes our practices in line with the EU/EEA GDPR, UK GDPR, applicable US state privacy laws (e.g., CCPA/CPRA), and Montenegrin law. If a written agreement states otherwise, it prevails to the extent of a conflict.

Shared listings database. All real-estate data displayed on this site originates from a unified property database operated by ekosphere doo and is also used across affiliated websites:

What Data We Collect

Contact & lead data (name, email, phone/messenger, message content; preferences such as property type, budget, location).
Account data (login, role, saved searches/favorites, language).
Transactional & brokerage data (engagement details, appointments, offers; KYC/AML identifiers where legally required).
Usage & device data (IP, timestamps, pages, referrer; device/browser info; approx. geolocation).
Cookies & similar (see section 5).
Public/third-party sources (land registry, developers, partner agents; only where lawful and relevant).

We do not intentionally collect special categories of data (e.g., health, religion) or data from children (see section 12).

Analytics, security, anti-fraud — legitimate interests (improve service & protect it).
Marketing & newsletters (if opted-in) — Consent; you can withdraw anytime.

Retention

Leads & communications: typically up to 36 months after last activity, unless legal obligations require longer.
Contract/brokerage records: statutory retention (usually 5–10 years depending on the document type).
Account data: for the life of the account; deleted on request unless retention is required.
Cookies/analytics: per cookie lifetime or until you withdraw consent.

Security

We implement technical and organizational measures appropriate to the risk (access controls, encryption in transit, least-privilege, backups, monitoring). No system is 100% secure; please keep your credentials confidential.
