These Terms and Conditions govern the Montenegro listings platform at montenegro-listings.me, operated by ekosphere doo under Montenegrin law. By using the Platform, you agree to these Terms. If you enter into a written brokerage/service agreement with us, that agreement prevails in the event of conflict.

Professional activity. We run an online real-estate listings platform and brokerage/consulting services. ekosphere doo maintains professional liability insurance in line with the Montenegrin Zakon o posredovanju u prometu i zakupu nepokretnosti.
By accessing or using the Platform you agree to these Terms and Conditions. If you do not agree, please do not use the site. Written service/brokerage agreements prevail over any conflicting clause herein.
“We”, “us”, “our” means ekosphere doo. “Platform” means this website and related services. “Listing” means property information published on the Platform. “User” means any visitor, lead, seller, landlord, buyer or tenant using the Platform.
The Platform is an information and lead-generation service for real-estate opportunities in Montenegro. Nothing herein constitutes legal, tax, financial, engineering or architectural advice. Decisions are taken at your own risk and should be supported by independent professional advice and on-site inspections.
Unified listings database. All real-estate data displayed on this site originates from a unified property database operated by ekosphere doo. The same data is used across all affiliated websites:
…and any subdomains under https://(subname).ekosphere.me. Minor timing/format differences can occur due to caching or sync; controlling are the signed transaction documents.
You must be at least 18 and have legal capacity. Users are responsible for compliance with their local laws. EU/EEA consumers and US visitors may use the Platform; mandatory consumer protections remain unaffected.
No discrimination. We align with the US Fair Housing Act and relevant EU/EEA equality directives and national laws.
Design, logos, text, images (except third-party marks) and code are owned by ekosphere doo or licensed to us. You get a limited, revocable, non-transferable license for personal, non-commercial use; commercial use needs prior written consent.
Report unlawful/infringing content to office@montenegro-listings.me with URL, description, contact details, legal basis and good-faith statement. We act expeditiously (EU DSA). US copyright claims: DMCA-style notice to the same address.

The Platform is provided “as is/as available”. To the fullest extent permitted by law, we disclaim all warranties (express/implied), including fitness for a particular purpose and non-infringement. No guarantee of uninterrupted or error-free operation.
To the maximum extent permitted by law, ekosphere doo and its personnel are not liable for indirect, incidental, special, consequential or punitive damages, lost profits/data/goodwill or business interruption arising from your use. Aggregate direct liability is capped at EUR 100, or (if you have a signed engagement) at the total fees paid to us in the 12 months before the event.
You agree to indemnify and hold harmless ekosphere doo from claims arising out of your breach, unlawful use of the Platform, or violation of third-party rights.
We are not responsible for delays/failures caused by events beyond reasonable control (e.g., acts of God, war, government action, outages, strikes, pandemics).
We may update these Terms and Conditions from time to time. Changes apply upon posting with the “Last updated” date. Material updates will be reasonably highlighted.
